A Guide to Construction Project Management

Construction Project Management, or ‘CPM’, is key to project success in the construction industry.

What is Construction Project Management (CPM)?

Construction Project Management is the management of projects within the construction industry. As construction projects end at the completion of a build, CPM is naturally mission-based.

Project management within the construction agency is therefore particularly important so as processes and the project itself runs smoothly, safely and efficiently to completion.

What are the stages of Construction Project Management?

  1. Conceptualisation

The first stage of CPM is the responsibility of the client as project owner. It is this stage during which the idea and concept are born, primarily considering location and necessary specifications.

2. Design

This preliminary stage occurs as designs are drawn up using four different steps: programming and feasibility; schematic design; design development; and contract documents. This stage finalises the objectives and goals of the project, the spatial design of the build, equipment and materials required and the associated costs.

The documents and specifications finalised at this stage are used by construction firms when placing bids on the project.

3. Pre-construction

Once the project has been secured and a contractor assigned, a project team will be appointed as well as a project manager should one not have been assigned earlier.

The contractor and project team will then conduct a site investigation to ensure the site is ready for construction, or make any necessary arrangements to rectify issues prior to work beginning.

4. Procurement

This stage involves the purchase and procurement of any required materials or equipment as previously specified during the design stage, as well as hiring the required workforce.

By the end of the procurement stage, all elements required to begin construction will have been obtained, purchased or hired.

5. Construction

The construction stage begins with a pre-construction meeting to address site access, quality control, storage and working hours amongst other elements.

Once the processes and plans are communicated to the team and workforce, construction can begin. However, even with extensive planning, issues can arise.

6. Post-Construction

Following construction, the post-construction stage begins. For the post-construction stage to run smoothly, it is imperative that any issues have been appropriately managed, and any defects have been repaired and resolved as they arise.
